In this episode, Patrick discusses roof certification; what it is, what it entails, and why you should ask for one whether you are buying or selling your home.

Shayla: Thank you for joining us today for the Roof Life of Oregon podcast. I’m talking with Patrick Morin, the CEO of Roof Life. And, Patrick, tell me a little bit about a real estate certification, roof certification. What is that?
Patrick: It’s interesting how Roof Life ended up doing these roof certifications for real estate, because it’s kind of been the last five years as it’s ramped up, as our own clients were real estate people and they recognized the value of going into a deal with a roof that’s certified to last five years. So it’s not going to leak, it’s not going to have any problems for this homeowner, but, most importantly, the financier. The financier, the bank, that’s financing it wants to know that the roof covering the home that they’re funding is solid and legit and is not going to leak.
If I look at this roof, this aged roof, to make in a perfect condition for this real estate transaction, what would that look like? So you have be super picky, everything needs to be seals, all the roof to wall flashings, all the transition metal, everything needs to be secured down, like you’re not going to touch it for five years. And when you go through a roof and you say I have to be on the hook for this roof for five years, you get super picky. And since it’s a real estate transaction, the people have to do it based on the lender’s requirements. In real estate, it’s like you have to check everything and fix everything to have a certified roof.
So we mastered this over the last five years. So the last three years, word’s getting out that Roof Life of Oregon does real estate certifications on roofs and I happen to be the one that figured that all out, so I do most of them. And I think it’s kind of a fun thing, because you know have to hit perfect. It’s not this subdued kind of mushy thing. It’s like perfect. So you take these aged roofs and you have to make them perfect for it to go through the financing. And so when you call Roof Life of Oregon for a real estate roof certification, you’re generally going to get Patrick, and you’re going to get a roof that’s been picked through and hit that mark so that when you put that house up for sale and a buyer comes and they hire and inspector, we’re going to be at the mark. I’m a licensed, roofing contractor who has certified your roof. That level of certification supersedes your general inspector and it makes the deal fly through without problems, when concerning the roof.
So I’ve found that people have been super happy with it. And it’s been a blessing to us. I like dealing with people that are in a state of urgency and they need to get it done, meet a deadline, and at Roof Life, the real estate certs go to the front of the line. We’re able to meet the closing dates and things like that. So I kind of enjoy it.
