Shayla: Thank you for joining us today for the Roof Life of Oregon podcast. I’m talking with Patrick Morin. Patrick, we’ve heard on your ads lately, your commercials, that with a real estate roof certification, we can learn the truth about our roof. What does that mean and how can that truth be valuable to us as a buyer and a seller?

Patrick: Well, that’s another great question. It’s true that there are people that get bogus information on their roof and then they act on it. They stage an entire house to be able to sell it or they go and look at a home on an assumption. And at Roof Life of Oregon, because of our thirty-five years of doing roof maintenance and replacement, maintaining 11,000 roofs put on by everybody else, we have a unique perspective that you can’t get anywhere else. The perspective is is that we look at how the roof was applied, we look at how it’s been well cared for, we look at all the components that work together with your shingles, shakes or tile to keep the water out of your home, and we’re able to determine, based on our history and knowledge, of how long that roof is going to be able to serve you for.

So we check all aspects. We video it so that you as a layperson who doesn’t feel comfortable getting on a sloped or steep pitched roof can sit in their home on their computer screen and you can see the issues, along with a dialogue of explanation, so that you can have that calm confidence that comes to make the best deal possible, whether selling, buying, or for realtors representing either or.

So we had a client that called in that had a 20 year-old asphalt shingle roof. She had her house on the market. And when I went up there, I found that there were no holes, there wasn’t any leak thing, but the granules on the south and west sides have all come off to about 40-50% and the roof cannot be certified. It probably needs to be replaced probably in the next three years. So I talked to the client and I said, “Talk to your realtor and see if there’s a three-year certification, because I think that’s all that you’re going to get out of this roof. If not, it’s not certifiable and you’ll have to come up with a negotiated price, because the roof’s value is $26,000.” So that homeowner took that information and is working with the realtor and staging and trying to get their home marketed.

At the same time, the next day, she’s making an offer on a home in Sherwood of a 17 year-old with a 17 year-old asphalt shingle. I went out and inspected that and I found it to be an immaculate shape, perfect, not one problem with it. Excellent intake ventilation exhaust. Very balanced ventilation on the roof. The growth was under control. It had been well cared for perfectly. Has five to eight more years of wonderful service life. She took that information and she’s making her offer today, based on all those informations.
