In the episode, we talk with Patrick about how a homeowner can know they’re getting a good deal and he gives some practical advice about how they can feel comfortable with the contractor they choose.

Shayla: Thank you for joining us for the Roof Life of Oregon podcast. I’m talking with Patrick Morin. Patrick, how does a homeowner know they are getting a good value, when it comes to re-roofing their home?

Patrick: That’s an excellent question. Being roof contractor here in Portland for 35 years, we have watched the good, the bad and the ugly come into the market, do their messing around and then leave the market. Sometimes escorted by the state. Many, many more times escorted by clients. And there’s some clues that I would like to expose to you as a homeowner, if you’re searching for “How do I determine the best value in roof replacement?”

The first thing that you want to realize is these men and women that come to your home to help you price out and choose the type of roofing that you want to put on your home, they do what they’re doing with you two or three times a day, five or six times a week. They’re very good at it, they’re very informed, and they have a process in their mind, a procedure that they follow. And for you, as a homeowner, this might be a once or two times a lifetime event, where it’s not your expertise, you’re a little bit timid as to the facts and figures. You’re not quite as aware of the terms of what exactly are the referencing when they say roof to wall flashing, transition metals, curb metals, fasteners, starter shingle, rake edge, fascia. I mean, I could just go on and on. All these things that are used in the roofing world that describe different parts of your roof that make it all work, you’re not that familiar with it. And I guess you could get a manual and study it and then take a week off of work and read and study and see what they’re doing that, and say “What about that?” And first of all, all of those guys that are hoping you wouldn’t do that would be out of business, they would quit, the couldn’t take it, but the few of us that follow the correct procedures and we do all the things that it takes to have a great, new roof, we would enjoy that process, because you would be going, “Check, check, check and check, and check, and check. Wow! They did everything that this book says they’re to do.”

So we don’t feel like you’re going to do that, nor do you have the time to invest in that. It would be your lost time. Then plus their cheap price, or low price, or whatever. So we figure there has to be an alternative to that. And that would be find a contractor that gives you value in the roofing. Yes, it’s going to cost more than the rest, but you don’t have to worry that everything’s not being checked. So one thing that we do is when we get a file of a house, of a homeowner of a house that wants to replace it, we start a file and we do a pre-audit. The pre-audit checks the material that the homeowner has currently on their home. The material that has to come off their home, how it’s going to come off their home, what material they want on their home, and is it going to hit the mark. Our goal at Roof Life of Oregon here in 2018 is a 9 to 10 percent net profit. We usually float right in there 8-10, we hit 9 is right where we want. That’s our goal. 9 percent over what it costs us to do your home is our target, when we come to your home. Our intention is to find out what you want, what your goals are with your home, length of time staying there, concerns about debris and interview you and you tell us the concerns that you’re having with the current roof, and the problems that you’ve been having, and we try to find a roof that will get rid of all of those problems to the best possible sense.

You must follow the manufacturer’s requirement, if you want their warranty. Their warranty is important because they’re a billion dollar company or a multi-million dollar company, and most contractors are maybe a million to ten million in size. So I would rather, for the homeowner’s sake, the liability to rest on a billion or multi-million dollar company for their product than some slap happy roofing contractor that’s going to be here today, gone tomorrow. For that purpose, you want to have warranties that transfer to you, policies and procedures set in place that enforce that policy, meaning are my guys paid by the square or are they paid by the hour? One type of pay motivates speed. The other type of pay, by the house, motivates adherence to quality standards and requirements. Are these people being managed? Does somebody come to your job site every day and look at the performance of the employees? Are they following safety procedures? We do that. We manage our hourly guys.

Get that ventilation dialed in so that you’re meeting the requirements of the manufacturer, and when we get done, we do a walk around with you to do a check list of all the things that we’ve entailed that we told you we would, and then we put our lifetime workmanship warranty right next to the limited lifetime warranty of the manufacturer. We are the only company that does that in Portland, the only one.

True value pricing is follow the regulations of the manufacturer and apply their roofing material to their standards so that the workmanship is managed and put on, motivated by quality assurance and correctness, that’s paid by the hour and managed people, and you get the best valued roofing in Portland. It does cost more than the other way, where if you turn your head, or they take advantage of you not knowing, things don’t happen. And then the true test is, what is their workmanship warranty? Are they limiting it to five or ten years? Because if they are, why are they doing that? The materials warrantied for thirty or fifty. Why are they limiting their workmanship warranty to five or ten? Those are clues that if you look for them, you’ll find that they are doing that because they’re not sure their roofing is going to last that long, and they don’t want you to call them out and them have to come out and replace your roof and fix it at no charge.
