What’s the number one thing you should look at when shopping for a home? The roof.

Every so often, I’ll have a client who has to replace the roof on a home they’ve only owned for a few years. And they weren’t expecting it at all. That’s why it’s so important to have your roof certified by a professional roofing company, not just a home inspector.

Our owner, Patrick Morin, was on a roof the other day that was only about eight or ten years old. And because it was nailed wrong, it was completely shot. We’re talking a forty thousand dollar mistake because the nails weren’t in the right spot.

It’s also a good idea to check for any HOA requirements. Sometimes I’ll sit down with clients to work on a roofing project, and they’re not able to pick less expensive components, because they don’t fall within HOA guidelines. When you’re purchasing a home, talk to the HOA and read the rules, so you know what to budget for.

The bottom line: know the roof you’re buying. If you want the fancy roof, be prepared for the maintenance and re-roof price tag. Know how long the roof is built to last, so that you can budget for its eventual replacement.
