3 Reasons Your Roof is More Expensive Than Your Neighbor’s

Posted August 18, 2017 by Jerry Becker

At Roof Life of Oregon, we sit down with you to go through all the details so that you know exactly what’s going into your roof, and why it costs what it costs. Here are some variables to consider when wondering why your roof is more expensive.

  1. Roof Size

A few weeks ago, I was with a client who has a ranch-style house. Her roof size is right around 2,500 sq. ft. When we got done going through the process, she had basically designed the exact same roof as her neighbor’s.

She asked me how the cost could be more, when her neighbor’s house was twice the size of hers. I quickly pulled up Google Earth, which showed the top of both houses, side by side. You could see that although her neighbor’s two-story home looked bigger, the roof sizes were actually identical.

A lot of clients think a bigger house equals a bigger roof. But Roof Life of Oregon will always quote the roof square footage, regardless of the house size.

  1. Correct Installation

This same client wondered why her roof was still a bit more expensive than her neighbor’s, even though the roof was the same size. The simple answer? Roof Life of Oregon is going to install hers correctly.

When I really looked at the details of her neighbor’s roof, I could see the problems. I noticed that the contractor who installed the roof didn’t replace any of the old metal flashings. That’s like buying a new car and leaving your old engine in it.  When we install a roof, we install brand new metal.

Roof Life of Oregon dots every “I” and crosses every “T.” We aren’t cutting corners.

  1. Proper Ventilation.

Ventilation is the number one killer of roofs. The neighbor’s roof had zero ventilation. None. That roof they paid $20,000 for doesn’t have a manufacturer’s warranty and is going to fail at twenty years. Because we will install our client’s roof with correct ventilation, hers is going to last one to two times longer.

When you start thin slicing roofs, you’ll notice that Roof Life of Oregon does a lot more to make sure you roof lasts. Yes, they appear more expensive up front, but they save you a lot in the long run.
